Property Photography: What Sells a Listing

Property photos are the first showing. Most buyers decide whether to visit based entirely on the images, which makes them the highest-leverage part of a listing.

Preparation matters more than the camera

A photographer cannot fix a cluttered room in post. The single biggest improvement to any property shoot is the hour of preparation before it.

  • Clear counters and surfaces completely — kitchens and bathrooms especially
  • Remove personal photos, mail, and anything with a name on it
  • Open every blind and turn on every light
  • Remove vehicles from the driveway and the frame
  • Trash cans, hoses, tools and toys out of the yard
  • Toilet lids down, towels straight, beds made properly
  • Pet items put away
  • Replace burned-out bulbs and match color temperature where you can

Light and time of day

Exteriors look best in the softer light near either end of the day, and the front of the house should ideally have the sun on it rather than behind it. That means the right time depends on which way the house faces.

Interiors want blinds open and lights on, which is why the preparation list matters — a room shot with mixed light and a dark window reads as a cave.

Straight lines

The most obvious mark of amateur property photography is converging verticals — walls leaning in at the top. Proper technique and correction keep them straight, and it is what makes a set look professional at a glance.

What the set should include

Every room, plus exteriors from multiple angles, plus the features that sell the property specifically — the shop, the acreage, the water, the porch, the kitchen island.

Think about what a buyer in your market actually wants. In South Georgia that is frequently land, outbuildings and shop space, and a listing that shows the house beautifully and the forty-by-sixty barn as an afterthought is underselling it.

Never composite a sky or remove something that materially misrepresents the property. Beyond the ethics, a buyer who arrives and finds the photos misled them is not a buyer anymore.

Video and walkthroughs

A walkthrough video communicates flow and layout in a way stills cannot — how rooms connect, how big spaces actually feel. For higher-value and unusual properties it is worth the addition.

Aerial footage matters for land, acreage and properties where the setting is the selling point. On a subdivision lot it adds less.

Turnaround

Listing photography is time-sensitive in a way most photography is not. A listing that goes live without images, or with phone photos while it waits, loses the first days of exposure — which are the days with the most traffic.
